Lancaster gives the OK for a new subdivision

At Avenue K and 65th Street

The Lancaster Planning Commission has approved a tentative tract map for a proposed subdivision of 73 single family residential lots on about 20 acres at the northwest corner of Avenue K and 65th Street West.

The lots within the proposed subdivision would range in size from 7,000 square feet to 13,605 square feet. Access to the subdivision would be from Avenue K and 65th Street West and the streets within the subdivision would be private. A block wall would surround the subdivision with sidewalk and landscaping along Avenue K and 65th Street West, according to a staff report by Senior Planner Jocelyn Swain.

The commission voted 5-0 with commissioners King Moore and Leslie Underwood absent at the Jan. 22 meeting. The commission also adopted an initial study/mitigated negative declaration for the project and approved a mitigation monitoring and reporting program. The conditions for approval require applicant Civil Design and Drafting Inc./Imad Aboujawdah to pay a fair-share amount toward construction of a roundabout on Avenue K and 65th Street West prior to building occupancy. The applicant is not required to build the roundabout.

“Assuming this project goes forward those funds are deposited in a city account specifically for each off-site improvement,” Chairman James Vose said.

The roundabout was designed with the proposed Avanti North Specific Plan for a proposed development of 873 single-family residential lots in the area generally bound by avenues K and K-8 and 62nd and 70th streets west.

Avanti North was approved in 2017.
